I have long held this great fantasy of buying an old decrepit craftsman and restoring it, but this might actually remind me of how much work it would be. heh.

Thanks for the reminder. To be honest, I'd completely forgotten about this. I'm so glad somebody was interested enough to prod me.
That picture is the house. One day I'll actually get to landscape the front and back yards. :)

The price for the roof went up for a few reasons. 1) I asked the roofers to add a two foot overhang on the first and second level roofs, to help keep rainwater away from the walls. This constituted $800 of the increase. 2) In the process of tearing off the second floor roof they found rotten wood that needed replacing, and the discovered that, unlike the first floor, the second floor didn't have joists they could tie the overhang into, so that have to run all new joists the length of the roof. Plus (as I suspected) the existing skylight had holes which were couldn't be fixed, so the the skylight is being replaced. This all constituted the other $1,200.

We have a multi-tiered flat roof, and the back roof, on the first floor leaks during storms, so I've contracted to tear of the roof completely and replace it with a new torch-down rubber roof. Since the guys were going to be there anyway, I decided to have them tear off and replace the larger tier on the second floor. The same guys are, for this same price installing a new vinyl railing on the first floor roof (which has a door that opens onto it) and installing all new 6 inch gutter and down spot on all three levels.

Had to rewire some of the upstairs level. Installed can lights in a few rooms while I was at it. My brother-in-law graciously supplied a lot of the labor, which helped keep the price down.
